Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $35.8 Million Sub-Performing Office Loan (the “Loan”). The Loan is secured by a first lien deed of trust on the leasehold interest on two office buildings. (the “Property”, “Properties” or “Collateral”). Originated in October 2013, the Loan financed the acquisition of Farmers Plaza. The eight-year note is structured with a floating interest rate of SOFR + 2.50% and is interest only. The Loan has been extended several times with the most recent extension resulting in a maturity date in February 2027. As of July 2026, the loan is sub-performing with an unpaid principal balance of $35,767,508.
