Estimate market rent or price per square foot for a commercial property in any US market.
How the estimate is made
Two models are combined into one per-square-foot figure, leaning on the market model and weighting each by how much data supports it.
- Market model: asking rents or prices from brokerage market reports and from active listings of the same property type and transaction.
- Cost model: what it costs to occupy space locally (wages, utilities and property taxes), relied on more where there are few comparable listings.
- Use it as a starting point for screening, then check it against nearby comparables, concessions, tenant improvements and the terms of the deal.
